Remus Badbury Park Update 24 January 2026

 

Remus are aware that residents (tenants) and property owners may be frustrated with certain aspects of the development.We feel it would be beneficial to provide clarity where we can on a few points of contention and where possible updates on certain items. 

 

Estate Roads (unfinished and potholed roads and pavements)

Many of the estate roads including Hommington Avenue are NOT within the managed areas that Remus Maintain. Roads particularly on phase 2 and phase 3 of the estate are yet to have road completion works carried out by the developers.

 

Persimmon were starting works on Hommington Avenue last Summer/Autumn with a programme of road remedials and final road/pavement topping set to continue through the estate during 2026.

 

Once the roads have been completed they will continue to be maintained by the developers (not Remus) for a period of 12 months before the local council take them into adoption.

 

Note the attachment to this post is a list of adoptable roads with maps (shown in yellow) of which many still have developer constortium remedial works yet to take place to bring them up to an adoptable standard which is required before the local council will consider accepting them.

 

Private Roads

There are a numbner of roads that are NOT adopted to the council AND are not part of the developer responsability. These roads are privately managed and have already had all road topping and final snags completed by the developer and are managed by Remus through the Badbury Park Access Road Estate servicec charge - if you are a property owner and do not get a service charge invoice for this specifically named estate then you do not live on one of the private roads.

 

The roads that Remus have responsability to managed (road surface checks, surface water drain checks, pavement and street lighting checks are:

 

- Landford Crescent (1-21 and 23)

- Hommington Avenue (1 and 7 only) as those two houses have a shared private road off Hommington and 47, 167, 169 and 179 only

- Polesdon Avenue 1-12, 14-67 odds only

- Wilbury Close 1-4

- Boyton Close 1-12

- 1 Fairwood

- Belcombe Close 1-10

- Bolehyde Close 1-20

- Brickworth Place 2, 4-12, 14-45, 47, 49, 51

- Bushton Close 17-20

- Clitchbury Close 1-12

- Sheldon Street 1-10

- Wincombe Road 1-12, 14-22

 

Litter Bins

Litter bins around the development are emptied by the grounds contractors twice weekly currently. 

The bins by the main Hommington Avenue Play park are the ones most often used. However around 50% of all litter placed in these bins are dog mess from dog walkers and not general litter. 

 

We have discussed with the developer consortium and residents potential options from adding separate dog waste bins but this will increase costs through the service charge and won't guarantee that lazy dog walkers won't still dump dog mess into the general waste bins.

 

As such we are investigating moving the bins away from the main pavements that are in the play parks and considering adding additional bins in certain locations - but again additional bins will mean additional costs through the service charge for the bins and the emptying of them each week.

 

Play Parks

As many of you will be aware a few pieces of play park equipment have been removed following inspections showing wear and tear and or vandalism that needed to be repaired or replaced.

Your property manager is working with several external contractors on quotes for the relevant replacement parts (which are not cheap) and for one piece of equipment working with the manufacture on a potential warranty claim to avoid costs through the service charge.

We anticipate equipment being replaced over February at this stage although we do not have any confirmed dates from contractors yet. 

 

Estate Managed Fields

BAdbury Park managed areas are not just developer landscaped areas and play parks, it also covers the surrounding fields to the west of the site. These are NO DIG FIELDS due to containing historical important Neolithic stones.

 

Any resident that sees anyone digging in these fields should report this to Remus immediately. In relation to the fields there are a number of information boards that remain empty of any site specific information. For transparency these remain empty as the final designs of the content which were drafted by the developers has not been agreed by the council and historic england.

 

As such Remus have not been authorised as yet to arrange for printing and installation of the display information.

 

However we have been chasing this on a regular basis and the issue currently sits with the developers to rewrite the interpretation board information before going back to the council and Historic England for potential approval.

 

Redrow Phase 3

The estate areas below Brickworth Place are not in management, this is primarily Redrow housing and the estate areas are not yet ready to come into management.

 

Maps

Remus are working on creating a site map that provides clear guidance on the 'managed areas' of the estate so that this can be issued to residents for greater clarity on what areas Remus are responsible for managing.

 

Hommington Avenue - Grass Verges

The grass verges which also contain developer planted trees that line both sides of Hommington Avenue in phases 1 and 2 of the site leading down to the Co-Op/Local Centre and beyond, are not areas managed by Remus. These are all to be adopted to the local council once road works mentioned above have been completed and approved by the council.
