November 2025.  We are very sad to say farewell to two friendsand colleagues of ours who were long standing members of FPHC; Dave and Steve.  Dave was a prolific poet and entertainer.  He was very involved with the running of FPHC for many years and will be very much missed.  Steve was a long standing member who contributed to many events over the years.  They will be sadly missed by all of us.

October:  2025:  Co-operative UK have a new campaign:  As  part of that campaign they’ve made a video about cooperatives.  It  may help those who don’t know what a co-op is and gain a little more understanding of what cooperative ownership means.

Autumn 2025: Rent Convergence: Upcoming debate in Parliament.  FPHC will be holding a special meeting on Rent Convergence in October.  The government has been asked by the large Housing Associations to be able to increase social housing rents more than the usual formula.  This could mean large rent increases for many SH tenants.  Will FPHC tenants be affected?  It remains to be seen - if the rise is non compulsory then probably not. 

 

September 2025:There will be a Special General Meeting on 16th September.

REPAIRS REPORTING TO CHS

We have now entered the new phase : whereby we will be reporting repairs via the online fixflo system as well as via text and/or email: see details below

You can also report a non-emergency repair to CHS by texting REPAIR (with a brief summary of the problem) to 07398 377388.   

After submitting your repair request online or by text you'll receive confirmation that your request has been sent successfully. CHS will try to respond to all repair requests within one working day of receipt but if you haven't heard back within that time please call them on 020 3166 2608 during office hours or email CHSRepairs@coophomes.coop.

Gas Leak: If you suspect you have a gas leak phone the Emergency Number 0800 111 999, This is Cadent who used to be called the National Grid.  They will talk you through what to do and how to turn off your gas.  They will send an engineer within 30 minutes to check on you.  If any repairs/works are required you will need to contact Co-op Homes Repairs Service: follow this link:   https://coophomes.fixflo.com/issuereport/CreateIssue

Repairs Priorities

Some repairs are more urgent than others and we will let you know if your repair is an:

Emergency Repairs will be attended to within 24 hours

Urgent repairs will be attended to within 7 days 

Routine Repairs will be attended to within one calendar month

May 2025: New Building regulations. At a recent meeting organised by CCH (cch.coop.uk) it was reported that there are new building safety regulations coming into effect, in particular, Awaab's Law is being extended to include all aspects of building safety and health and safety.  

 

Relevant Issues as part of these regulations: 

 

Stock Quality: An important item for social housing landlords is the upkeep of their stock.  It was stated that the new regulations in terms of stock quality require that 'Registered providers must have an accurate record at an individual property level of the condition of their homes, based on a physical assessment of all homes and keep this up to date'.

 

This means that coops can't just have a sample stock condition survey done it must be on each individual property. And kept to hand and regularly updated.

 

Tenants will be able to take their landlord to court for failing to meet with the new standards, Awaab's Law which covers many things as well as damp and mould now includes many other issues: emergency repairs timescales, electrical repair and regulation issues , fire issues, hygiene issues. HHRS Hazards standards also included in this new regulation. This essentially means that homes must be free from disrepair, safe, and comply with all the latest regulations.

January 2025:  Co-op Homes : Latest re meetings, information re repairs reporting

 

A meeting took place with Coop Homes on 28th January 2025

  • Co-op Homes are more than happy for FPHC to retain primary control over all expenditure.
  • It was reported on the scheduling of information or onboarding sessions which will take place both face-to-face at Pine Grove and virtually.
  • Documentation will be sent to tenants to ensure that everyone is clear about what they need to do if they want to report a repair.
  • It was reported that the mobilisation with Coop Homes South will begin very soon,  so tenants can meet our partners at Coop Homes.

December 2024We welcome four new members to FPHC: Joelle, John, Karen and Hidemi.  These memberships were ratified at the recent Membership Meeting December 2024.

 

Damp Proofing works and alterations to the storage space in the Hall are being carried out this month and into January 2025.

 

22nd October : EGM Agreement to sign the CHS Management Agreement.  At the recent EGM it was agreed to sign the CHS/FPHC Management Agreement and the Working Group gave themselves a pat on the back for all their hard work over the past few years. 26 out of 39 members/tenants took part in the meeting and the vote either in person or by proxy.  Unfortunately 33% of the membership did not take part in this important decision - it is the only way we can guarantee the future of our housing co-op. 

 

June 2024:  Annual General Meeting Tuesday 15th June

 

April 2024:  We have a new Pine Grove Subcommittee consisting of four volunteers: Ramona, Karen, Joelle and Jon.  They will be helping out with duties around the office at 12 Pine Grove, such as recycling, waste collection and other ad hoc duties.  Welcome aboard!

 

Tenant Satisfaction Measures Survey 2024:  Also, this month,  the Tenant Satisfaction Measures survey was completed. The results can be read online via the navigation menu on the home page. AND there is a downloadable copy in the Our Files Folder.

 

FPHC Accounts:  Julian and Sue are now completing the year end accounts for submission and these will be presented by the auditors at the Annual General Meeting on Tuesday 18 June at 8pm.  This will be a hybrid meeting with some members attending in the office.

 

March 2024: Health and Safety for 12 Pine Grove and our Properties. Health and Safety Lead Officer. As  a registered social housing provider we need to have a Lead Officer in place by 1 April 2024. The Regulator has just announced that our co-operative will need to inform them as part of your NROSH submission by 31 May 2024. FPHC is currently writing the Health and Safety documents for the office and our properties.

October 2023 : We have new MC Officer roles in place:  Julian takes over the role of Treasurer in place of Alix who has given many years of valuable service; Alix is going on to do studies at university;  Jonathan takes on the acting Chair role. Sadly Dave H will no longer be able to carry on his various roles at FPHC.  We all offer our condolences to Dave and his family.

From February 2022 and into 2024 : Electrical Testing and Fires Risk Assessment Programme and Fire Doors work:

FPHC is carrying out electrical testing, fire risk assessments and inspecting fire doors on all our properties including the office throughout 2022.  This is to ensure all our properties are brought up to the regulatory standards.
